Where gas appliances are at the property, it is a legal requirement that a valid Gas Safety Certificate (CP12) is in place prior to the tenant moving in (even on new builds!), This certificate is obtained through a gas safety check which must be carried out by CORGI registered gas fitter.

Once obtained, a certificate is valid for 1 year (so long as the tenant does not interfere with gas pipework in the meantime).

You should be organised when it comes to gas safety and keep a diary of when the next check needs to be done. This is because the consequences for non-compliance are severe. If a tenant is injured or even killed in the property because of a problem related to gas safety, and your gas safety certificate has expired, you will not only be sued for damages but may also be prosecuted for manslaughter and expect to receive a custodial sentence!
